Tarver and Hogan Gate!

Online ACH Signup for 2023 Closing on 1/26/2023

The online signup for the payment of your 2023 Annual Assessment is closing at 5pm, Thursday, 1/26/2023.

1. To allow for validation and processing time, residents signing up between now and 1/26 will have their first payment scheduled for February 6, 2023.

2. You will receive an email confirming your successful online signup. If there is a problem with your banking information, you will receive another email before 2/6/2023 informing you of the problem, and giving you time to get corrected information back to us.

3. Late fees are not charged on 2/1 for approved and validated ACH signups.

4. If you are not able to sign up for ACH payment of your 2023 Annual Assessment, your payment is due in our office no later than 5pm on January 31st. Accounts not paid by 5pm on that day will be charged late fees and interest per the posted collections policy.

Hogan and Tarver Gates

The Tarver and Hogan gate system is no longer able to upload new information into the data base. An updated system has been purchased. We are currently adding each homeowner into the system and once everyone is entered the vendor will be installing the new boxes at the entrance of Tarver and Hogan. Once this is all done and the system is ready to go live an email will be sent out to each homeowner with the information needed to access. Thank you for your continued patience!

Pool Hours Adjusted Temporarily

We received a report from the pool vendor that the pool lights are not coming on and are in need of repair. We had to adjust the pool hours so that no one swims while the lights should be on. We only had to adjust the pool hours to open 1 ½ hour later and close 1 hour sooner to accommodate the sunrise and sunset. New Pool Hours 7:00am - 8:00pm daily - Closed M til 5pm; W til 10am; F til 10am for cleaning Old Pool Hours 5:30am - 9:00pm daily - Closed M til 5pm; W til 10am; F til 10am for cleaning

Pool and Hogan gate update

Pool Closing Temporarily:

The pool will be closed until Saturday August 14th at 11am. There was some feces found in the pool and extra chemicals are being used to kill any and all bacteria.

Hogan Gate Update:

The road repairs were finally completed by the city. The next step to get the gates operational is to run the new loops. We expect to have the Hogan gate operational by the next Friday.

Pool Closed Due to Vandalism

Good Afternoon Hills of Westwood Residents,

During the regular scheduled pool maintenance, the vendor reported that a pool light (inside the pool) was torn out of the wall. The light would of not come out on its own as it was forcefully separated.

At this moment we are reviewing camera footage and working on getting the pool light repaired. Unfortunately the pool will be closed until the repairs are completed. We are hoping it will be repaired by no later than tomorrow afternoon. We will of course update the membership once the pool is open.

Pool Opening Update

Good Afternoon Hills of Westwood Residents,

We want to thank you for your continued patience regarding the opening of the pool.

The work for the coping needed at the pool is set to begin next week. We were given a time frame of 2-3 weeks for the work to be completed. As of today, our tentative pool opening date is June 10th, 2020.

Updates regarding the pool opening will be posted on the website and sent over email.

Pool and Gate Update

The Hills of Westwood Board wants to thank everyone for your continued patience and understanding during this pandemic.

In light of Governor Greg Abbott’s announcement to begin the first phase of safely and strategically opening Texas, while minimizing the spread of COVID-19, the Board has voted to reinstate gate operations. The gate vendor is scheduled to make the gates operational today, May 5th.

The Board has also discussed opening the pool. At the end of February it was brought to the Board’s attention that the coping around the pool was in need of repair and needed to be replaced. Failure to fix this problem would create a safety issue. The Property Management Company was working to get bids when COVID-19 took affect and most vendors were not open for business. Fortunately, now that the state is starting to re-open, we are hoping to have those bids in as soon as possible so the work can be completed and the pool can be opened.

GATES

There are numerous people who use the gate keypad for entry: • Delivery personnel • City of Temple Workers and Police • Fire & Rescue services • Homeowners and their children • Multiple service companies • Realtors

I am certain that I have not named all the gate users, but as you can see, it involves many people. Each time the keypad is used, it is an opportunity to contract and/or spread the Covid-19 virus.

The Board made the decision to lock the gates open during the quarantine period and possibly longer, to limit the potential spread of Covid-19 through the use of the gate keypad.

The gate is not intended, nor was it designed, to protect members or their property. Members are encouraged to consider individual, appropriate, and adequate measures to protect life and property, including home security systems. Members must ensure that their valuables are adequately secure.

POOL CLOSED JUNE 22-23

Due to vandalism at the pool, we will be closing the pool this entire weekend. The water must be treated, and debris must be removed from Friday night vandalism. While this is the first weekend in 3 years that we have had to do this, it is still unfortunate that the behavior of a few is causing the rest of us to lose the ability to enjoy the pool. We expect to try to open the pool again Monday afternoon, 6/24.

South Gate Notice

The south gates have been powered down due to a mechanical issue. Both sides will remain open until the gate vendor can make it out to the property to assess the problem and make the repairs. We apologize for any inconvenience and hope to have this resolved as quickly as possible.

POOL OPEN

2:50pm - A quick update to our residents; the pool vendor has re-opened the pool, it is available for fun and sun!

We appreciate the vendor setting aside manpower and time on the first day back from the weekend to get the HOA pool repaired. As you can imagine, Monday mornings are usually a slam for routine pool maintenance after the high bather-load from the weekend. ROB, THANK YOU!

POOL CLOSED

The pool is closed for the rest of the day (SUNDAY) due to a pump line failure. The vendor will be in to repair the system tomorrow morning. We'll all cross our fingers that this is a simple line break, and will not need much time to repair.

THANK YOU for your patience as we work through this issue. Having a clean, sanitary pool with running pumps is an absolute requirement!

Liftmaster Remote Replacement

Residents with two-button LiftMaster remotes should read this notice for important information concering your ability to use the north gate in the main section of the Hills of Westwood. This notice is not meant for residents with regular, one-button LiftMaster remotes that only work on their garage door.

In years past, the builders would provide some residents with two-button remotes, where one button opened the garage, and the other button opened the north gate (@ Tarver). The device that those remotes talked to has failed, and is not able to be replaced. Colby Property Management is offering to provide a new remote at no cost to those residents with the old-style two-button remotes. The new remote will work on the north gate AND the south gate. (The two-button remotes ONLY worked on the north gate)

To receive your new remote, please bring your remote to our office on Morgans Point Rd (see map below) between the hours of 4pm to 5pm, M-F.

Clarifying Information Regarding Grande Communication's Easement

Please note: This is not an issue the HOA has control over. This information is posted as a helpful "FYI" to the HOA residents who have questions or misunderstandings about the work Grande is going to perform in the neighborhood.

Grande is using pre-existing Utility Easements which gives them the right to temporarily disturb portions of your yard in order to perform utility work. Grande is obligated to return your yard to its original condition prior to their work starting. It is not possible to refuse their use of the Utility Easement, as this is a legally binding easement which existed prior to any resident buying their Lot in the HOA.

Pool Reopening Saturday Morning

The pool is being shock-treated this evening, and should be open tomorrow for normal use. We sincerely appreciate the emergency service we received from the vendor that came out this afternoon and Friday evening working to get the pool up and running.

POOL UPDATE

A quick update to our residents; the final pump needing replacement will be installed later this afternoon. After the pump installation, the pool will need to be vacuumed, and chemically balanced before it can be reopened.

We hope this will happen by Wednesday evening, 7/13. If not, then please check back for a Thursday morning re-opening announcement.

Thank you for your patience and understanding as we continue to keep the pool closed out of concern for health and safety.

It is unfortunate that the behavior of a few is causing the rest of us to lose the ability to enjoy the pool. The best course of action is to be safe and keep the pool closed until the pumps can return to normal operation. We expect to try to open the pool again late Monday, 7/11.
